MABA Suitez sits on the former Wisma MABA site, a 1.328-acre plot on Jalan Hang Jebat, directly across from the Merdeka 118 precinct. Merdeka 118 is 678.9m tall, the second tallest building on earth, and it is not moving.
It is a joint venture between EXSIM and the Malaysian Basketball Association, an RM800 million development in 60-storey twin towers. Groundbreaking was held on 30 November 2025, so this is a project that has already started, not a concept board.

The MABA Story
Every other KLCC suite is a developer buying a plot. This one is the Malaysian Basketball Association putting its own headquarters into the deal, and taking the proceeds back into the sport.
The association relocates into a purpose-built headquarters inside the development rather than being displaced by it.
A dedicated three-on-three court forms part of the scheme. No other serviced-suite tower in the city centre has one.
Proceeds are reported to fund around RM170 million in long-term assets for Malaysian basketball, including about RM120 million set aside to repurchase units for rental income.

Merdeka 118 is the second tallest building in the world at 678.9m. The precinct carries 118 Mall, the restored Merdeka Stadium and the Park Hyatt, with the MRT Merdeka station on the Kajang line at the doorstep. This is the older, denser heart of Kuala Lumpur rather than the KLCC edge, which is why the walk radius matters more here than the drive time.

The Developer
MABA Suitez is developed by EXSIM in joint venture with the Malaysian Basketball Association. EXSIM has been building since 2008 with more than 80 projects delivered, and is a winner of the FIABCI World Prix d'Excellence as well as multiple Malaysia Property Awards.
It is a Kuala Lumpur city-centre serviced-suite specialist: the Z-series runs through Scarletz, Ceylonz, Hugoz, Kylicz, Noordinz and Phoeniz. MABA Suitez is described by the developer as following the Scarletz and Ceylonz concept with a more advanced facilities and lift provision.
